CEG/Consortium Land
The southern part of the Gaydon/Lighthorne Heath (GLH) allocation (now referred to as Upper Lighthorne) for up to 2,000 dwellings and a new village centre (CEG – now RPG) was granted under 15/00976/OUT on 14 December 2017.
‘Phase 1' for 140 dwellings by Bellway Homes (Kings Grove) was granted reserved matters approval under (18/03307/REM) at Planning Committee East on 20 March 2019.
‘Phase 2a' for 636 dwellings (19/01649/REM) was granted reserved matters approval Consortium of housebuilders (Taylor Wimpey – Valiant Fields/Barratt (Aston Grange)/David Wilson (Heritage Grange)) on 22 October 2019.
Phase 2b (23/01917/REM) for 100 dwellings (David Wilson - Heritage Grange) was given reserved matters approval on 14 December 2023.
Phase 2d (22/01586/REM) for 384 dwellings (Taylor Wimpey – Valiant Fields) was given reserved matters approval on 22 June 2025.
Phase 2d A4b (23/00006/REM) for 57 dwellings (Taylor Wimpey – Valiant Fields) was granted reserved matters approval on 1 December 2023.
Phase 2e Parcel A3 Reserved matters application 23/03231/REM for 140 dwellings (Barrat- Aston Grange) was approved 8 November 2024.
A Village Centre Design Brief has been approved under the requirements of Condition 13 of 15/00976/OUT on 23 January 2026.
A Primary School has been approved under 25/01382/REM on 18 February 2026.
Reserved matters application24/00537/REM for Phase 2e Parcel B6 (146 dwelling) is pending consideration.
The Reserved Matters application for the Village Centre Spine Road is pending consideration under 26/00638/REM.
Land adjacent to the Old Gated Road (Homes England)
Outline planning permission was granted for the Northern part of the wider GLH allocation for 1,000 dwellings under 15/04200/OUT on 31 March 2020. E-
Reserved matters application (22/02108/REM) for Phase HE1 (Vistry/Linden Homes – Bamford Park/Windmill View) of the outline permission site relating to 259 dwellings was approved 25 October 2023.
A reserved matters application (22/02242/REM) for the details of a Community Recreation Hub and outdoor sports area was approved 12 February 2024.
A subsequent Non-material Amendment (24/01668/AMD) was approved 18 March 2025 to amend the wording of condition 5 to allow Use Class E(e) (Healthcare Use) and the insertion of window openings into the retail units.
A reserved matters for Phase HE2 (23/01706/REM) for 288 dwellings (Vistry – Windmill View) was approved on 8 August 2025.
Reserved matters application (25/01835/REM) for Phases HE3-5 (Keepmoat Homes) is pending consideration.
A separate outline permission (22/01648/OUT) for 51 units of specialist C3 (‘age restricted) dwellings was granted on 18 July 2024 E-Planning. No Reserved Matters Applications relating to this have subsequently been submitted to date.
