The Canal Quarter Regeneration Zone

Our adopted Core Strategy sets out the policy basis for the regeneration of the Canal Quarter in Stratford-upon-Avon (Proposal SUA.1). The Canal Quarter is composed of land next to the Stratford-upon-Avon Canal at Western Road, Wharf Road, Timothy's Bridge Road and Masons Road on the edge of the town centre.

The proposal seeks to redevelop existing industrial and commercial land to deliver up to 650 new homes, 9,000 square metres of employment premises, a linear park alongside the canal and a multi-purpose community facility (if required).

District Heating

A funding bid for a heat network project at the Canal Quarter was approved in February 2020. Find out more on our District Heating page.

Canal Quarter SPD now adopted

On 16th July 2018, the council adopted the Framework Masterplan Supplementary Planning Document (SPD) for the Canal Quarter Regeneration Zone. The SPD will now be used to guide developers and planners in achieving environmental, social, economic and design objectives as they seek to regenerate the Canal Quarter.

Consultation details

The Council held a consultation on the Canal Quarter Regeneration Zone Framework Masterplan Supplementary Planning Document (SPD). The consultation closed on Friday 16 March 2018.

The SPD provides a framework to guide the regeneration and renewal of the built and natural environment of the Canal Quarter Regeneration Zone (CQRZ). View the consultation documents:
