Do I need planning permission to construct stables?

Stables almost always require planning permission. This includes timber stables.

In planning law, most the use of most stables is considered to be recreational rather than agricultural. Therefore agricultural exemptions do not apply. Fees for applications are based on floorspace (see fee calculation sheet) Policy CTY.13 of the draft Local Plan Review sets specific advice in regard to equestrian development. Government policy on rural development, including equestrian development, is set out in PPS7 which can be seen at odpm.gov.uk/planning.

Small private stables do not generally require Building Regulations consent. However, if the stables are to be used for a business or for a riding school, Building Regulations consent may be required. Please contact our Building Control section on 01789 260626 for details.
