What works can I carry out to a flat or maisonette without the need to apply for planning permission?
The regulations regarding flats and maisonettes are more restrictive than for houses. Most external alterations require a planning application.
Alterations, outbuildings, walls, fences and patios etc.:
- You would need to apply for planning permission to build an extension, an outbuilding such as a garage, shed or greenhouse, as well as any work which would significantly change the appearance of the building. You would also need to apply for planning permission to create a hard surface such as a patio.
- You would not need to apply for planning permission to paint your flat or maisonette.
Satellite dishes:
- In certain circumstances, you will need to apply for planning permission to install a satellite dish on your flat or maisonette. This is explained elsewhere in this guide. Only the first satellite dish on a block of flats can be put up without the need for a planning applications. Remember, if you are a leaseholder, you may need to obtain permission from the landlord/owner and you would need to formally notify the landlord/owner if an application is submitted.
We recommend that you fill out a Householders Enquiry form and post it to the Council. We will then advise you in writing whether you need planning permission, or other consents, for your proposal.
Of course, if you are a leaseholder or tenant, you may first need to get permission from your landlord or management company for any works. This is entirely separate to the planning process.
Building Regulations approval may be required for works to flats or maisonettes.
